We have 1 or 2 11x14 office rooms available to lease to the right tenant. Conveniently located in Mustang Office Park, Grapevine, rent includes internet, all utilities, and use of common spaces (kitchen/bathroom). Total unit square footage is about 1300 so we would continue to use 3/5ths or 4/5ths of the building.

Our business is conducted most often during the hours of 3pm-6:30pm and all day Saturday so you’d enjoy relative solitude throughout the week (there are some summer programs we offer during daytime hours). We do work with kids who have additional support needs in 30-60 minute increments so it’s important that you be ok with them coming in and out during our busy hours. Leasing to a speech therapist, occupational therapist, ABA therapist, or any related field is ideal, but at our last Grapevine office we shared with a realty company and the overlap was minimal. It worked very well so we are willing to consider various industries.

First and last month's rent will be due at time of signing. Minimum 1 year lease preferred. Tenant must carry general liability insurance and complete a background check. One room for $500, 2 rooms for $900.
