-Fully furnished with comfortable amenities
-Shared laundry/backyard and small in-ground pool with 3 other quiet, friendly (as of now female) tenants who live in 3 other units on the property
-Peaceful vibes, not a late night party place

-Neighborhood is southeast Austin 78744 near William Cannon and Bluff Springs Rd in a quiet, safe, older neighborhood. You will need a car, as there is not much in walking distance. Neighborhood feels like a little bit of country close to city life just 9 miles from downtown and super hip East side Austin, only a couple miles off of I-35.
Biking trails, Onion Creek greenbelt 1.5miles away. South Park Meadows shopping/dining plaza, large newer HEB just across the highway.

Lease terms:
-3-6 months to start then month to month: 1200/month ABP
-Long term lease 12 months for a great match: 1150/month ABP
-All utilities included- 1Gig wifi, propane, water, electricity, septic system, pool maintenance, landscaping, pest control, plus TV with free Netflix/HBO max, furnishings, linens, cookware, etc.
-Available April 1, move in date flexible
-Single tenant only, 1 driveway spot for car provided
-No pets and no smoking. No shoes in the house preferred
-First month's rent + $80 move out cleaning fee + $600 refundable security deposit required to move in

Ideal tenant:
Seeking a sweet minimalist who is nonsmoking/no heavy alcohol or drugs, no drama, clean, reliable, mature, who will care for my place like their home and be a friendly neighbor. Must be gainfully employed outside of the home. Must be able to show some proof of income/employment, ID, credit/background check may apply.

Of note, this tiny home has steep tall stairs that go up to a low ceiling loft space with full size bed. If you have physical limitations or do not want to share any communal space, this would not be the right situation for you.. due to the stairs/lofted crawlspace bed, and the backyard and laundry being shared with other tenants. There is a lot of privacy in the tiny home however, and other tenants keep to themselves. Best would be to see and meet in person to get a feel for the place and gauge whether this would be a good fit.
