Our beautiful storefront at 280 Mott St, between Houston and Prince, is available for rent as of June. 470 square feet, with tin-tiled walls and ceiling, original color glass panes, and wood floors re-finished in 2022. Two large bay windows allow for creative window displays and natural light, along with very bright track lighting. A lot of old New York character to add to your boutique's charm!

Currently Wesh NYC is a tenant, but would like to move earlier than planned. There may be some flexibility with the moving dates. Empty photos show the space before they moved in, painted, and built a partial wall along the back to keep stock behind. The wall can stay or be removed with the new tenant's preference. We are happy to return the space to the original white as well- it is currently a deep green on the added wall, and below the tin.
There is an old window AC unit you may use or replace. It works but is a bit loud when it cycles on. Tenant controls their own heat- the storefront has its own boiler connected to two radiators at the front, as well as baseboard electric heating along the back.
There is a bathroom in the hallway, shared with one other interior commercial tenant and occasional building workers. It is not for customer use. Some hallway cabinet storage is available, plus a small amount of open basement storage. It is not an ideal space for a store that needs a large amount of storage outside of the retail space.
It has historically been a boutique or art gallery, but we are open to most uses EXCEPT FOOD. This includes packaged foods. We are a small owner-occupied and self-managed co-op, looking for a good relationship with a long-term tenant. We do require a business with solid financials. Tenant pays their utilities, but does not pay real estate tax. Internet is included, from Honest Internet.
We prefer a permanent tenant (10 year lease), but shorter term use may be considered. Email for viewing appointments or with questions.
