T.J. Maxx to open large new Lincoln Park store in Chicago retail corridor

A large new T.J. Maxx store is set to open in one of Chicago’s most active retail districts, further strengthening Lincoln Park’s position as a major shopping destination. The off-price retailer will occupy a prominent 26,000-square-foot space at 939 W. North Avenue, located at the southeast corner of North Avenue and Sheffield Avenue, according to a recent announcement from the development team behind the project.

The store will serve as a key anchor tenant within a renovated commercial property near the Clybourn Corridor, an area known for its concentration of national retailers and steady consumer traffic. T.J. Maxx has signed a 10-year lease for the street-level space, signaling a long-term commitment to the neighborhood and to the broader Chicago retail market.

The building is scheduled to undergo a complete modernization led by MCZ Development. Planned upgrades include a redesigned exterior facade, expansive floor-to-ceiling windows, and other architectural improvements intended to enhance visibility and pedestrian engagement. The redevelopment is part of a broader repositioning strategy aimed at elevating the property’s appeal and functionality within a competitive urban retail environment.

Farpoint Development Principal Alex Katz said the lease reflects both the strength of the Lincoln Park retail corridor and the success of the property’s redevelopment strategy. He noted that the addition of a nationally recognized retailer brings renewed momentum to an already active shopping area while reinforcing the site’s role as a gateway to one of the city’s premier retail zones.

One of the major advantages cited in securing T.J. Maxx as a tenant is the availability of indoor, covered parking within the building. In a dense urban setting like Lincoln Park, accessible parking remains a significant draw for both retailers and customers, particularly for high-volume, value-oriented stores that attract frequent visits.

The new T.J. Maxx location will be situated near several established retailers, including Nordstrom Rack and Williams Sonoma, and will share the building with Fitness Formula Clubs. The proximity to these businesses is expected to further boost foot traffic and contribute to a cohesive retail experience along North Avenue.

According to the announcement, the store is expected to open in the third quarter of 2026. Once completed, the project is anticipated to add momentum to ongoing retail investment in Lincoln Park, reflecting continued confidence in Chicago’s urban shopping corridors despite broader shifts in the retail landscape.
