Hyderabad Real Estate Boom: ₹2.98 Lakh/Sq.Yd at KPHB Auction

Rumors of a slowdown in Hyderabad’s real estate market have been circulating since Revanth Reddy assumed office as Telangana's Chief Minister. However, recent developments suggest quite the opposite. The Telangana Housing Board's latest land auction in Kukatpally Housing Board (KPHB) Phase 7 tells a compelling story of a market not just surviving but thriving.

During the auction held at the local community hall, 18 open plots were sold for a staggering ₹142.78 crore. The highest bid reached ₹2.98 lakh per square yard, a city record, while the overall average across the 6,232 square yards auctioned came to ₹2.38 lakh per square yard. Plot sizes varied between 198 and 987 square yards, with 84 participants actively bidding, showing strong investor interest and confidence.

In addition to KPHB, real estate activity remains buoyant in other prime zones such as Kokapet, Tellapur, and Shankarpalli. These areas continue to attract developers and buyers alike, reinforcing the view that Hyderabad’s property market is far from sluggish. The high per-square-yard prices and volume of recent transactions point toward a solid upward trend, directly contradicting any political claims of a dip.

The takeaway is clear Hyderabad’s real estate market remains robust, with record prices and sustained demand painting a different picture than the narrative of decline.
