Bishop Ranch, one of the Bay Area’s largest and most influential business parks, is experiencing a remarkable resurgence in commercial leasing. In the first half of 2025 alone, Bishop Ranch signed 15 new long-term lease agreements totaling over 254,000 square feet, according to Sunset Development Corporation, the property’s owner and operator.
This significant leasing activity represents a shift toward stability and long-term investment in Bay Area office markets. The average lease term for these new tenants is seven years a notable increase from the three- to four-year lease norms that defined the region between 2009 and 2023.
In addition to the new tenants, Bishop Ranch successfully renewed 37 existing leases, reinforcing its position as a hub for corporate growth and regional economic vitality.

Andrea Reeder, Senior Vice President and Director of Leasing at Bishop Ranch, emphasized the significance of the 2025 activity, calling it “a clear sign that companies are making strategic, long-term investments in workspaces that support collaboration, community, and culture.” This year, Bishop Ranch has seen more 10-year and longer lease commitments than in the past 20 years, Reeder noted. “Companies are not only choosing Bishop Ranch for their current needs but for their future growth.”
The momentum comes as a promising sign of recovery in the Bay Area’s commercial real estate market after years of uncertainty. With its emphasis on modern office design, wellness-focused amenities, and integrated live-work-play environments, Bishop Ranch continues to attract companies seeking not just space, but a community-oriented business ecosystem. Located in San Ramon, Bishop Ranch is home to major corporate tenants, dining destinations, and the City Center Bishop Ranch retail complex, making it one of the region’s most dynamic mixed-use developments.
