Westrich apartments in Franklinton are now welcoming residents at 509 W. Rich St., adding 235 rental units and 5,806 square feet of ground-floor retail space in Columbus.
Monthly rents begin at $1,050 for a 520-square-foot studio, according to the property’s website. A 1,220-square-foot apartment with two bedrooms and two bathrooms starts at $2,295.
Westrich apartments in Franklinton offer studios and larger units
The five-story development is the second phase of a larger project that includes the neighboring River & Rich apartments. A third phase is planned, although its design, size and construction schedule have not been announced.
Columbus-based developer Casto led the project in partnership with the Columbus Metropolitan Housing Authority, or CMHA. Oakwood Management Company operates Westrich and River & Rich.
Floor plans include studios, one-bedroom apartments with one bathroom and two-bedroom apartments with two bathrooms.
Units feature quartz countertops, Samsung stainless steel appliances and in-home washers and dryers. Select apartments also include private patios or balconies.
Shared amenities include a swimming pool, fitness studio, bicycle storage area, resident lounge and pet-washing station.
CMHA provided a $47.2 million construction loan
CMHA financed the project with a $47.2 million construction loan. The agency previously said most apartments would serve households earning less than 100% of the area median income.
The property’s 5,806 square feet of retail space is located on the ground floor alongside the leasing office and several resident amenities. No retail tenants have been announced.
Casto President Brent Sobczak said the company was pleased to add another development in Franklinton. Oakwood President and CEO Keith Jones said Westrich could support continued growth in the downtown Columbus housing market.
The opening adds 235 apartments to Franklinton while expanding the larger River & Rich development. The combination of rental housing, resident amenities and retail space makes Westrich a significant new mixed-use project in the Columbus neighborhood.
