A former BrewDog bar in Columbus’ Franklinton neighborhood has been placed on the leasing market, opening the door for a new operator to take over the high-profile space weeks after the Scotland-based brewery closed the location as part of a broader pullback in the city.
Roth Real Estate Group is marketing the freestanding property at 463 W. Town St. as a turnkey opportunity for a restaurant, cafe, brewery, bar or creative retail concept. The building offers more than 4,900 square feet of interior space and includes a second-floor patio, features that brokers say make the site attractive for hospitality and entertainment uses seeking immediate occupancy.
According to the listing, the property remains in excellent condition and retains much of the existing bar infrastructure. A commercial kitchen, open floor plan and flexible layout are already in place, allowing prospective tenants to minimize build-out costs and accelerate opening timelines. Originally constructed in 1958, the building underwent renovations in 2018 to support its most recent use as a taproom. The space is being offered under a triple-net lease priced at $32.50 per square foot annually and is available this month.
The location sits at a highly visible corner near several large developments and employers, including Gravity, CoverMyMeds’ headquarters and The Peninsula. Real estate representatives describe Franklinton as one of Columbus’ fastest-growing creative districts, noting increased walkability, new housing and a growing mix of dining and retail establishments that continue to draw visitors and residents to the area.
The property was recently vacated by BrewDog, which announced in mid-January that it had permanently closed the Franklinton taproom along with another Columbus location in the Short North. In social media posts addressing customers and staff, the company described the decision as difficult and thanked the surrounding communities for their support, but it did not provide specific reasons for the closures.
BrewDog first opened the Franklinton taproom in May 2018, shortly after debuting its Short North site. Founded in Scotland in 2007, the brewery continues to operate other Ohio locations, including its DogHouse brewery and hotel in Canal Winchester, a restaurant in New Albany and a presence inside John Glenn Columbus International Airport.
Leasing agents say the former BrewDog space offers a rare opportunity for operators looking to establish a flagship presence on the city’s west side. With ongoing development and steady foot traffic in Franklinton, the move-in-ready property is positioned to benefit from continued neighborhood growth and renewed interest in Columbus commercial real estate.
